We can identify, profile and value potential acquisition targets in your preferred asset class and sector. Our team will evaluate each target, make initial contact, open negotiations and conduct due diligence of the financial and physical aspects of the asset. We can negotiate and agree a final sale price, put the legal documentation into place and close the deal. Once the sale is complete, the work begins on post-acquisition integration and 'sweating' the asset - initially through cost savings, or through the realisation of any planning gains if applicable.
Our full range of management solutions come into play at this stage as we convert the asset into adopting Maya Asset Management-developed processes, policies and procedures. Subsequent improvements in ocuupancy and tariff, secondary spend and investment in the business enhancement, including staff training and development for improved productivity and performance, will further increase yields based on higher revenues. We monitor financial performance on an ongoing basis and will supply you with regular management accounts, commentary and variation analysis.
When we have an insight into your exit strategy, we can manage the portfolio for your exit from the outset. If the intention is to divest the asset portfolio via a trade sale, we will create and implement financial and operational strategies that maximise the returns and value in the business. However, if the exit requires a disposal to take advantage of planning gains, we will adopt a suitable financial and operational strategy that maximises your yield and minimises unnecessary investment. We can manage the entire sales process on your behalf by identifying potential trade buyers, negotiating and closing the sale.
Case Study: full-service asset management for holiday park portfolio
Maya Asset Management managed the 'Darwin Holidays' park asset portfolio on behalf of its private equity fund owners. The acquisition strategy was 'buy and build' to create a portfolio of ten parks. At one point we were simultaneously at various stages of five acquisitions. We managed every aspect of the holiday park portfolio, with regional managers reporting to our Operations Director.
The finance function was centralised and managed by our head office finance team. We introduced substantial business enhancement during the management period, ranging from setting up transactional websites and a call centre for bookings to substantial improvements to the parks' IT, communications and built environment.
Managing Darwin's portfolio drew on the full range of our capabilities and skills, showcasing how we put our strategies and plans into action.
